Karaka spans a wide range of section sizes — from the tight courtyards of Karaka Lakes to the rural-residential blocks heading west toward the Manukau Harbour. Both ends benefit from considered design: small sites need every metre to work harder, large sites need a structural plan so they don't read as a paddock with a house on it. We do both.

On the smaller Karaka sections, we focus on flow — the route from front gate to door, the way a courtyard reads from the kitchen, the difference between a 1.8 m fence with the right planting and one without. On the larger lifestyle blocks, we plan for staging: drainage and structural planting first, then hardscape and outdoor living, so the property holds together as it grows in.
